Development Division

Olympus IV is a residential land development company that was formed in 2003 to take advantage of the improving Nevada, Arizona, and California real estate markets. The principals of Olympus IV have extensive experience with the land entitlement, development and homebuilding phases of the residential real estate market.

Olympus IV has relationships with bonding companies and various regional banks that allow it to entitle land and develop lots as the opportunities arise. Olympus IV has a number of financial partners that understand the risks of real estate development and are capable of reacting to market conditions to take advantage of opportunities.

Since its inception, Olympus IV has acquired numerous sites throughout Southern California, Southern Nevada, and Western Arizona. These projects range from raw land to custom lots. Olympus IV has also been negotiating with several large public homebuilders to acquire land and develop lots on a fixed fee basis in markets throughout Southern California, which further exemplifies the experience and ability of Olympus IV principals.

Olympus IV's success is due to its ability to react quickly to market opportunities and its ability to assess the risks and rewards associated with each land development. This ability coupled with the principal's collective reputations within the industry, a strong work ethic and an extensive network of contacts allows Olympus IV to be competitive even with other larger residential land development companies.

Making the most of real estate development opportunities; that's our job at Olympus IV.

We acquire, develop, entitle and sell land in Southern California, Southern Nevada, and Western Arizona. -- Focusing primarily on the residential real estate market, but including commercial properties in our project mix.

In doing our job, we rely on two attributes -- knowledge and discipline -- to make the most of the opportunities we encounter.

We're knowledgeable about each marketplace, its upside rewards and downside risks. We bring extensive experience to all phases of the investment, development and marketing process. We know how to work honestly and effectively with government officials, regulatory agencies and community leaders alike. We bring financial savvy -- as well as tight fiscal and operating controls -- to every project. And we remain flexible -- ready to shift focus, alter plans, work with new players whenever it's necessary, to develop a property that will truly benefit the community.
Olympus IV can take any development project from start to finish:

• Acquire raw, un-entitled land;
• Take that property through the entitlement process, working with all interested parties to ensure a win-win outcome for both developers and the local community;
• Redesign and value-engineer the land plan on previously entitled property;
• Perform any needed external, on-site or planning area improvements; and
• Market the property to residential or commercial developers and builders.

Mission

It is the goal of Olympus IV to be careful, deliberate, flexible and decisive in selecting, developing, entitling and marketing each property we acquire. It is our goal to seize the right development opportunity whenever -- and wherever -- it knocks. And it is our goal to do the development job right every time -- so that we, the homebuilder or commercial developer, and the residents in the local community, are all proud of the product that rises on Olympus IV Communities’ land.

Why work with Olympus IV?

Since real estate development is a business of unknowns. Each decision involves numerous intangibles. Every choice requires both fiscal caution and swift response. It takes a skilled team of astute, experienced and decisive professionals to do that job and do it right.

With just that kind of skill and knowledge at the controls, Olympus IV is uniquely positioned for the challenges offered by the dynamic real estate markets of Southern California, Southern Nevada, and Western Arizona.

We know real estate. We know how to maximize its investment potential. We know how to foster a project through the necessary entitlement and engineering processes. And we know how much good development matters to the people who will live and work in the local community.
